Visual inspections are a key part of a roof’s maintenance routine, which can help ensure reliable performance from your roof, keep repair costs low, and even give you a few years more after it’s due for roof replacement. Roof Inspections and Maintenance

You’ve probably heard the terms “maintenance” and “inspections” used interchangeably, however, they are two different tasks. The former would be the equivalent of giving your roof an annual physical: a thorough assessment conducted annually by a professional. Scheduled maintenance allows a roofer to find roofing problems at their earliest stages and fix them before they become worse.

Comparatively, a visual inspection can be conducted at any other time, and can be done by the homeowner or a roofing professional. Using the same medical analogy, it’s like when you feel parts of your body for lumps, or checking the color of your eyes every once in a while. A professional would only step in if you find problems that need fixing.

The Best Time for Roof Inspections

So when can you inspect your roof? The quick answer is: any time that’s convenient. The best time to do this is during mild weather, because the attic will be part of your visual inspections, checking for issues with home insulation and for signs of mold. You’ll probably want to spend less time in an unfinished attic in the middle of the summer season. You will also need to inspect your roof after every storm to determine the extent of roof repairs or restoration work that may need to be done.

To inspect your roof, all you need to have is a good pair of binoculars and something to record your findings, perhaps a notebook or your smartphone’s voice recorder. During your inspection, pay attention to things that may indicate damage or displaced components: cracking, discoloration and missing shingles and flashing, among others. In the attic, look for signs of water infiltration, as well as clumping siding and “weeping” nail heads, which indicate fastener corrosion.
